Selling Homes – Season to Season

Deciding to sell your home can be one of the most difficult decisions to make as a homeowner. However, deciding which month to sell your home may prove to be an even more challenging decision. You may have read conflicting articles regarding the best season to sell, and now you’re all sorts of confused. So, you’ve reached out to your best friend for advice. You ask, what’s the best time to sell? She says to list in the Spring. Feeling good, but looking to reaffirm your friends opinion, you reach out to your Mom and she says, Summer; when the air is warm and the flowers are all in bloom. Conflicted, you decide to reach out to your Uncle. He says, Fall or Winter; it’s the best time to appeal to serious buyers! Your head is spinning and you start to think about calling a professional… Good idea!

So here we are, giving you advice… the professionals at Custom Home Realty. The truth is, homes sell in every season, and homes sit on the market in every season too! Yes, I know, it seems crazy to think a home wouldn’t sell in this market, but ultimately, the reason a home will either sell or sit will actually have nothing to do with the seasons at all! Sellers who choose their agents wisely and follow their agents advice will almost always have their home under contract within the average days on market for the area. Properties that do have an excessive amount of days on the market are often due to a seller either hiring a poorly trained agent, or choosing to ignore their agents advice while opting to price on the high side. So, while it’s true, each season has its advantages and disadvantages… accessibility wise, as long as you have an agent who knows how to price your home and market your home, you should not have any issues.  Have you ever heard a Realtor say, NOW is the best time to sell? If not, let this be the first of many similar comments to come.

Despite the season you choose to list your home, there will always be a rule of thumb to follow: showcase your property in its best light, no matter the time of year. Just like people, homes are all individuals. We want our properties to stand out, be beautiful and have the best features highlighted for the world to see, especially when selling. So with each home having it’s own set of unique attributes, it’s our job as real estate agents to identify these areas, explain to you their importance, and lastly, whether or not you’ll need to polish up these key features, leave them be, or update them. This way, when it’s time for your agent to market and advertise your home, buyers are more inclined to look at your property’s inner and outer beauty, and hopefully, write up an offer.

Now that you understand the importance of pricing and showcasing your home’s best features, let’s talk about whether or not the current housing climate plays into the seasons. As some of you may or may not know, we are still experiencing a sellers market due to a lack of inventory. This means, there’s still a large demand from buyers to own your home. Nevertheless, with the increase in interest rates, and the on-again off-again economic uncertainty, it’s now, more than ever, so important for sellers to hire a Realtor who is following the local, state and national market trends. That being said, the housing climate is consistently fluctuating due to a vast number of factors, so the seasons really do not play a role here.
